DIRTY K20A3 BLOCK

My engine block is real dirty..  I have the motor out and as I look around there's gunk and oil all over and I mainly see it by the crank pulley and where the flywheel is I'm afraid my crank shaft or some seals that have gone old and bad could be causing why it has gotten real dirty how it is. I also found that from the oil pan there's small drops of oil that is leaking out.

Could I just be over thinking because I'm unsure. I'm pretty sure these motors get gunky as they age of course. but what are ways I can keep this motor clean and possibly prevent it from gunking up like that.
